Sea Pines Resort is a booking service for the home owners in the Sea Pines community all Sea Pines does is market and add fees to any rental that comes through them. They do not care how the rental u it’s are maintained or cleaned. This last trip was a total disaster we arrived later in the afternoon exhausted from travel the check in was fine the college age staff was somewhat helpful but robotic in their responses. When we arrived at Cutter Court location and entered the building it smelled of must And odor. This was our first concern when we got to the unit number 924 it was disgusting. It’s a basic cleaning job, but you could smell mold in the apartment. This is a three bedroom apartment and apparently the owner doesn’t upkeep. We could smell the mold in the AC. You could see the moisture on the windows so the humidity is incredibly high. But at this point, we were exhausted and try to go to bed when I woke up the next morning I want to take a shower. I was shocked to see black mold on the shower curtain. I immediately called the front desk and they were not helpful except to say will send somebody over. All day no response nobody came the next day. I called again and they said we’ll send somebody over. Finally, after four hours later, somebody shows up with a shower curtain, hands it to me and I told him I’m not doing it The maintenance guy looked at me funny like why not and he proceeded to put it in As I looked around the apartment, I noticed the floors were dirty. It appears that they have not been mopped or mopped correctly. All the fans are full of dust, and you can see stains on the couches and tears on the bedsheets. The blinds were partially broken and the place is a mess. When I complain to the front desk, they told me they would have a manager call me back almost a week later no manager has called me back and I don’t expect to get a call. This place is disgusting. I highly recommend you avoid booking through sea Pines and book directly through an owner. It appears that the sea Pines resort does not care at all about its customers so vote through homeowner directly if possible otherwise don’t bother going there. They will put you in a disgusting room and charge you top fees never again I’m not coming back. Here’s a picture of just how disgusting the shower curtain is imagine how bad the rest of this mold infested place is

Unsanitary, bugs, institutional apathy I'll first state that the manager, Holland, is personally aware of and responsible for our situation. We were promised a partial refund for our stay by Holland that has never materialized. EDIT - Aug 7th, 2025 - The partial refund has now been addressed. I stand by the rest of my review, including my comments on Holland. I hope this sparks the necessary changes so guests can avoid situations like this. 2289 Heritage Villas Arrived on a Friday evening to a severe urine smell in the unit. Welcome center was closed and the Inn at Harbour Town front desk was unable to put us in a different villa. This unit also had paint peeling when you tried to close doors, bathroom doors that didn't shut at all, drain flies, severely struggling AC with the upstairs about 10-15 degrees warmer than downstairs, and a front door that wouldn't open all the way without severely scraping the floor. 2219 Heritage Villas We were moved to this unit the following day once the welcome center opened. Was told on the phone that the welcome center was "very busy today" and that the manager, Holland, was unavailable to speak by phone. Maintenance showed up to 2289 while we were transferring our belongings to 2219 and entered without notice while my kids were sleeping, citing a work order that showed the unit as "unoccupied". 2219 looked fine, but we soon discovered that the dishwasher didn't work (and was never fixed despite a maintenance request) and that all of the dishes in the kitchen were put away dirty, likely for this reason. The kitchen trashcan was a pullout from under the sink, it was also broken and didn't pull out. The main bathroom shower door was solid glass, the top hinge of the glass door was not secured and about to fall off. There were yellow fingernail clippings behind the faucet in the main bathroom. The main bathroom shower drain was clogged and didn't drain, same with the sink next to it. The maintenance guy who showed up for the drains left black sludge around the drains and didn't clean or sanitize the area he was working in (clearly not his problem). He also had another maintenance guy on speaker phone while working who was trash talking other guests who annoyed them. I asked the maintenance guy about all the drain flies and what to do about them since they were actively flying around the bathroom while he was working. He said "I ain't know nothin' 'bout no drain flies." There's no way to sugarcoat it. Both of these units/villas were gross. Whatever Sea Pines is doing to approve these places for guests clearly isn't working. See the attached pictures.
