Proximity of property to the beach access path has created a lack of incentive for the owners in this HOA to adequately invest in the condition of the property and its units. While the community has begun to address rotted wooden decks, retention walls, and other exterior items, this is about 10 years past due and it will take many years to catch up on the backlog. This property should do away with the individual garbage closets and opt for a couple central compactors. It should also consider investing in a heated pool to allow individuals to enjoy the pool more months of the year. Overall, enforcement of building standards would help to turn the community around from further degradation.
