Quaint little botique hotel. Spacious clean rooms. Lovely property located in a nice part of old town. 7 11 across the road

This is a very old complex, located in the old town and having indeed the best location. Easy access to everything, got two pools to enjoy and a nice breakfast. Small rooms are pretty basic and not good. Go for the balcony ones, having view on the inside courtyard. Location may be a little noisy (you can hear music and outside celebrations). Water pump is the other source of noice that could bother someone if light sleeper. Everything else is good and acceptable. Breakfast is nice, well prepared and staff very friendly.

The hotel has a strong Thai-style vibe, and the staff are very attentive and friendly. However, there are quite a few things worth complaining about:1,The rooms are not soundproof. You can clearly hear footsteps from upstairs, and the floor creaks noisily. 2, There are very few parking spaces. Despite having so many rooms, only a few cars can park. 3, Breakfast is mostly cold dishes, and the milk isn’t warm enough. Chiang Mai mornings in winter are quite chilly. 4, The bar next door is very noisy—you can even hear the sound of pool balls being hit, and it doesn’t quiet down until 2 a.m.
