Stayed here for one night with my wife. The Good - Very well designed modern room. Plenty of space for bags. - The breakfast was really good. A nice mix of western and Japanese. Everything tasted pretty good. - Loved the view of the train tracks and trains passing by just outside of the hotel. You can hear them in the room of course but they pretty much stop running before midnight so no noise during night time. - Really enjoyed the rooftop baths. The Bad - The staff did not live up the standard we know in Japan. The check in was okay but felt rushed. At breakfast we got placed in kind of an odd place away from everybody else. This might be reading too much into it but we were the only westerners at the breakfast and got placed away from all the other guests.

Perfect prime location close to everything important in the city of Kobe, clean rooms, spacious, with a big window. Toilet very compact and quite small. Bed was not so comfortable. Staff (lady) was very friendly and knowledgeable. Check in was seamless. Book early to get a better price. Occasionally can hear the train as it’s near the tracks. Not a major issue for me. Take the elevator up to ~12 / 13 floor for the reception. Rooms are from 3rd floor upwards. Enjoyed my 1 night stay here. Hotel has late night onsen. Check in was easy and fast.

Extremely Disappointing Stay – Poor Service and Room Conditions Our recent stay at this hotel was deeply disappointing and far below the standards we’ve come to expect in Japan. We were a group of seven people and booked three rooms. Since we were scheduled to return and stay at the same hotel two days later, we asked the front desk if we could store three pieces of luggage in the meantime. Shockingly, the male front desk staff member—an Asian man with glasses—refused in a cold and unaccommodating manner. Not only was he lacking in the most basic manners expected in Japanese hospitality (he didn’t even use polite Japanese expressions like “please wait a moment”), but he insisted that only two items could be stored, even though we had three rooms booked. I have travelled in Japan for over ten years and have never encountered such an unreasonable and illogical policy. The next morning, a female staff member with a much more polite and professional attitude asked us why we were only storing two items—this made me immediately wonder: What exactly are your standards? On top of that, the room itself was in poor condition: • The toilet was not properly cleaned, and there was a noticeable urine smell, which is absolutely unacceptable. • The air conditioner’s directional flaps were broken, making it impossible to adjust the airflow. It blew directly onto the bed, making it very uncomfortable to sleep. • The AC unit was excessively noisy, producing water-flow sounds throughout the night. For a wall-mounted split-type AC unit, it should be almost silent—this was not. • The bedside lamp control was broken, and we couldn’t adjust the brightness. • The wallpaper was peeling off in several places, and some parts of the wall showed signs of mildew or neglect. Overall, this stay left us frustrated and disappointed. The combination of poor service, lack of hospitality, and substandard room maintenance makes it very hard to believe this hotel is being managed with care or professionalism. I would not recommend staying here.
