Great service, pleasant staff, clean and comfortable rooms, quiet and secluded location with great view of the surrounding rolling hillsides and small valleys. Ideal for a “company getaway”, for weddings, or for anyone wanting to explore the Perugia region from a quiet starting point.

Before deciding to stay here, realize your expectations. I hesitate to give my opinion because we stayed here because we were guests of a wedding. So I am going to give facts, not my opinion because we are used to staying in very different types of places. This is not a 4 star hotel, It is a group of buildings that was made into rooms in the 1980's. The photos representing this venue are very "forgiving" The rooms were just not clean and are "tired" to out it nicely. A little TLC goes a long way. Update the linens that are circa 1985 I don't think I have ever slept on a harder mattress). and deep clean the bathroom, closet and corners and get new hairdryers. Change out the plumbing hardware and clean the showerheads so water will run thru them again rather than "sprinkle" Get some new lawn furniture and have someone trim the beautiful rose bushes. Very sad because the owner could really take this property to a new level with just a little time and money. With that said, Claudio, the manager and his staff were absolutely delightful and you can tell he works his butt off. The views were spectacular and made beautiful sunset photos. It really is a wonderful place for a bride and groom who need a beautiful place in Italy without spending a fortune.

Avoid. Instead of the luxury villa, hospitality or dream wedding advertised, we received a hostile reception on arrival and a substandard villa with dirty rooms, poor wifi, toilets that don't flush properly and were bullied and intimidated by the owner. The owner even came to the villa on the morning of our wedding celebration and threatened to close the whole place unless we paid extra fees, which were agreed to be paid at checkout, there are then. Despite paying after this bullying, the villa owner then turned up on the morning of our wedding day just to walk around and intimidate us whilst we were trying to get ready. He is likely to reply to this and claim that he was there to help with the wedding and for health and safety reasons - he did not once come and say hello to us or congratulate us on our wedding nor did he speak to one vendor. The region is beautiful and worth exploring - the people we met in town, except the awful person who owns Fattoria Di Vibio, were lovely - but please book the Todi Relais or even local Agaturismo - you will get much better service there!
