My husband and I stayed here for 4 nights and used this as our base from which to explore DC. The rooms are clean and comfortable, and we enjoyed our stay. The King St metro station is literally 10 steps away, right across the street. Be aware there is no microwave in the rooms; however, there is a microwave near the front desk in the lobby. Although there is a restaurant, there is no free buffet breakfast. I made cinnamon rolls for breakfast prior to leaving and had to use the microwave in the common area each morning. Not a deal breaker, but it is a minor inconvenience. Paid parking is in a garage underneath, which is accessed with your key card. We parked in section D of the P3 area and had a nice wide spot a few steps from the elevator. I would definitely stay here again.

Great location. Horrible service. We got there late at night (called ahead to arrange everything, front desk aware). There was nobody at the front desk, and there was another couple waiting there as well. We were waiting for quite some time. Pretty unprofessional to step away for such a long period of time with no backup. Rooms are somewhat clean but in horrific condition. Needs renovation BADLY. Everything was dusty and dingy and broken. Just looked in very poor condition. Bed was comfortable. Don’t stay here unless you need just a room for a short stay. Parking was about $45 and the lot is tight and disorganized. Smelled so bad in the parking lot. One plus is that they have EV chargers that are complementary… but you have to pay $45 for the parking. Overall it was just fine for a less than 12h stay. But the service and room quality was so bad that I felt compelled to write a review.

Staff were good. Location is great. Rooms and hotel itself were not. We visited for a night on 6/30/25 and the first room they gave us was awful. As soon as we walked in we got a terrible mildewy smell. The bed was damp, the floor was damp and the lampshades were growing mildew as well. Thankfully, they were able to get us a new room - much better! No smell and appropriately humid... until we touched the thermostat then it all came back. The lobby also had a bad chemical stench. Not sure how to describe it. I'm not even that sensitive to most things but it had to be said. I don't know if we got there at a bad time or something but something is in that HVAC system. Until that is fixed, I would not recommend this hotel.
