We stayed for four nights in a hotel housed within a 600+ year old building, and while renovations are understandably necessary, we never once heard any construction noise. It was incredibly quiet—we didn’t hear our neighbors or even hallway traffic. The room itself was beautiful: luxurious, comfortable, and very well-appointed. Yes, there’s some street noise, but that’s to be expected in a lively, tourist-heavy area. If you’re sensitive to sound, bring a white noise machine. The front desk staff was exceptionally friendly and helpful, even offering great suggestions for things to do with our kids. We felt safe throughout our stay. While it’s true you don’t need a key card for the elevator, you do pass directly by the front desk on the way—so it never felt like a security concern. The location is unbeatable—everything was within walking distance, with fantastic restaurants, great coffee (Gordon’s Coffee is a must), and lots to see and do. Our street-facing room had a lovely view and big bay windows—perfect for some fun people-watching. Overall, it was a wonderful stay, and we’d definitely return next time we’re in Edinburgh.

Excellent hotel; the only reason I put four stars is because the ongoing renovations do detract from the experience a bit. I have stayed here in the past and would again in the future. The freshly renovated room was fantastic and is air conditioned; something not all hotels have here. The breakfast is first rate. The elevators get jammed up during busy periods, but when the third elevators becomes operational, that should subside. The breakfast is top shelf and there is no shortage of good things to eat. You can't beat the location; it's close to the railroad station and all the best attractions. The hotel staff is friendly and gets the job done.

We stayed here specifically because it was advertised as air conditioned, our room the unit didn’t blow any air hot or cool. We were not the only ones with issues, as we heard other guests complaining at the desk aswell. We did get a fan eventually which helped. The front desk staff could greet guests as they enter the hotel, and the flowers in the entryway were extremely overwhelming. The construction was fairly well managed and didn’t impact the quality of the stay very much overall.
