The rooms are nice but tiny (but the hotel does not try to hide that on their website). The balcony had a lovely view and the room was clean, modern, and the AC was excellent. Be mindful when booking that they have an annex/overflow building about a 5 minute walk from the actual hotel - this is where I stayed. The only thing to note is that there is someone to help with your bags but only before 11 pm. He took our bags for us and was absolutely lovely. I’d put this at more of a 3.5 star hotel rather than 4 stars due to the annex and lack of amenities, but there’s not an option for this on Google - I’m rounding up rather than down because of the service. Service is solidly 4 to 5 stars and the location is 5 stars. They were also able to accommodate a last minute VERY late checkout of 1 pm which was greatly appreciated. Also: I’ve seen a lot of reviews complaining about the elevator in this building. Folks: it’s just a typical elevator in Europe. It’s small (~2 people or 1 person with luggage), but it works great. And yes, you have to make sure the grate is closed before it can move. It’s simple and straightforward. Ignore elevator complaints. I’d recommend staying here as long as you’re ok with very VERY small rooms! Would definitely stay here again. Value for money is incredible, it’s about half the price of anything I could find in the area and far better than 50% the quality.
We booked three rooms at this hotel for a family vacation in June. For our entire stay, two of the rooms did not have properly working air conditioning. We reached out to the front desk multiple times but nothing was done to fix this issue. I also reached out upon our return to the hotel directly to discuss a resolution and despite several follow ups have not received any substantive response. Unfortunately cannot recommend this hotel.
More Stairs Than Service Our stay at Hotel 55 Annex was completely overshadowed by the situation with the elevator in the annex building. It wasn’t just inconvenient — it was a daily disaster. The elevator is extremely small (think refrigerator-sized) and incredibly outdated. It has a manual inner gate that every single guest must remember to close perfectly for it to work at all. And guess what? They don’t. So every night, like clockwork, we’d come back and find the elevator stuck between floors, completely unusable… because Bob on the 5th floor 🙄 — forgot to shut the gate properly. No elevator meant climbing five steep flights of stairs in 30-degree heat, every single night, with an elderly family member recovering from a broken hip. No apology. No solution. No staff even stationed in the annex to help. We weren’t the only ones — other guests were visibly frustrated too. The annex has no receptionist, no support, and no proper signage to help. It genuinely felt like we were left to fend for ourselves in a building that wasn’t prepared to host people with luggage, injuries, or even basic needs. The location in Rome is great, and some staff in the main building were polite, but none of that can make up for the elevator nightmare we experienced. Until the elevator issue is fixed — either with a modern system or actual staff presence — I strongly do not recommend this hotel, especially for families, elderly travelers, or anyone who values basic accessibility.
