What a gem! Total find. We were looking for a spot near the bike path and in downtown to walk to dinner / shops / restaurants. The Leesburg Colonial Inn nailed it. Quiet, quaint and a real gem. Very similar to places we stay in Europe; restaurant & bar on the first floor with rooms above. The room & bathroom both had been updated. We stayed in room #7 over looking the parking garage, very quiet. Decor is colonial nothing shabby, nothing too fancy but nice, clean and welcoming. The staff are polite, friendly and happy to assist. Love the location!!! Excellent breakfast. We will return.

Normally I’m not the type to leave reviews, but this experience was so disturbing that I feel compelled to warn others. I was genuinely excited to stay at this hotel. It has a charming history, and our room was cute at first glance. We went out to the bar (which, incidentally, is owned by the same people as the hotel), and returned around 11:30 PM... only to find COCKROACHES in our room. Not just one at least SIX scurrying away as soon as we walked in. I was horrified. I spent the rest of the night anxiously going through all my clothes, trying to make sure we weren’t bringing anything home with us. Instead of enjoying our vacation, we were scrambling at 12 AM to find another hotel nearby. We were offered another room and I practically laughed in their face considering all of the rooms are on top of each other. The owner refunded us immediately, but blamed the issue on the cleaning lady which is absolutely unacceptable. This clearly isn’t a one time slip. It’s an infestation. And if this is what’s visible to guests, I truly worry about what’s going on behind closed doors in ALL of the businesses they operate. The location is NOT worth the risk. We moved to the Hampton Inn 5 minutes away. It cost about $40 more, but it was clean, safe, and totally worth the peace of mind. I’ve included a photo below. We stayed in room 2. Please, do yourself a favor and stay far away from this place.

We booked for one night here over the weekend - and we were very disappointed. We checked in late at night at the Georgetown Cafe - our check in went smoothly. When we got to our room, however, it was crawling with cockroaches. First, it was one on the bathroom floor (which we excused); then it was 5 cockroaches were coming out of our clean bathroom towels (which was gross but it was almost 2AM and they weren’t “on us“); then they were on the floor in the bedroom (which was a BIG red flag) and then crawling on us in our sleep. When we woke up in the morning we were finally able to tell that the wallpaper throughout the room was so old and peeling, it was so dirty with scuffs and water/humidity damage so the paper was bubbling. It looked like a motel we should have been paying by the hour for. When we checked out, the waitress at the Cafe apologized and told us that they “had just sprayed” and that the roaches were “coming in through the laundry room between the Georgetown Cafe and Green Tree“. Gross!!!! The roaches nor our experience was clearly not a problem that she could deal with, so we decided to leave it at that. But, the people who own the Colonial Inn own the whole building …. I would not eat at Georgetown Cafe, Kings Tavern, or Green Tree.
