The hotel is old but still shines. There is another one across the road called villa de leopoldo and it here you can dine with the view of the city. Overall the room is fine but the hotel is old and needs some serious polish and maintenance. Other than that it is a good stay for your holiday or your business trip here in Lugano. . The hotel also has gym and pool And you can use even after checkout.

Excellent location, on top of the hill and a 200 meter walk away from beautiful lake views at the adjacent hotel. The front staff was very polite and helpful. There is free parking out front but would not accommodate a mini bus. The staff helped find parking at the sister hotel down the road. The entire hotel has a vintage roman theme which was refreshingly different. There are a few stairs at the ground floor so beware if you have heavy luggage. The rooms are huge and we loved the little patio backyard which had an extendable cloth roof. The mechanical black out blinds were a nice touch. Pro-tip: as a traveler from the US, we are used to turning the bath faucet on and then pulling the knob to activate the shower. Had to do the reverse here - pull the knob up first and then turn the faucet on. Maybe this is common here but was definitely new to us and took a minute to figure out.

Stayed here for 2 nights during a trip around Switzerland. Hotel is nice enough but looks pretty dated inside, common areas & rooms could do with a bit of an uplift. For somewhere that advertises itself as a 4-star hotel, it's certainly far below other 4-stars I've stayed at, even some 3-stars. Their focus is clearly on their "sister" 5-star location across the road. Reception is only staffed during check-in hours. Whilst there is plenty of parking available, we contacted the hotel in advance for instructions/directions & were given the choice of parking outside or in their underground secure car park. Naturally we chose the underground secure car park & paid to park (which we had done around most of our Switzerland hotels so whilst expensive didn't seem unusual) however only after checking-out did we find out if we had parked outside if would have been free! This wasn't explained to us in advance or when checking in and telling the staff member where we had parked, which felt a bit deceptive. The room whilst incredibly spacious with lounge area & large balcony was unfortunately very dated with dings, scrapes & marks everywhere. Not what you'd expect from 4-star. Whilst it was advertised with A/C available, this was just a small portable unit in the corner of a very large room so was far too loud to use and ineffective as was too small for the space. To add to the noise, our first morning we were woken by 3 gas trucks at the front doing some work for several hours with engines/pumps running. The pillows were unfortunately thin & the cover unfortunately just a marked & damaged blanket wrapped in 2 sheets which would come away the second you moved. Aside from the room, the bathroom again was very dated, tape marks all over the mirror, and scrapes/dents all over the sink area. Main issue was the shower, the large rainfall shower head was broken so water just spilled out over the top rather than through the actual shower head, the smaller shower head was also insecure so couldn't be used as it would just flop down to point at the wall when you tried to adjust it. The bath taps are also at 90 degrees to the shower & the glass screen meaning in order the stand under the shower you're constantly bashing your shins into the taps. As the Reception is only staffed at check-in, there is no one to raise any concerns with. There is a phone left on the Reception desk to call through to their sister hotel opposite however our call wasn't answered. Overall I wouldn't recommend. This side of the hotel is clearly an after-thought to their 5-start location opposite. The entire place just needs some attention, both cosmetically and staffing. If you're going to advertise as a 4-star you need to provide the service to go with it, which this unfortunately doesn't. It's a shame as this hotel could be incredible. Access into Lugano city is a short taxi ride, the hotel does provide a few free shuttles every day but they don't operate particularly late or very frequently. If you don't mind the steep walk back up to the hotel, it is also walkable.
