As the hotel is located at the heart of Nimman area, it is perfect to use as base from which to explore Chiang Mai. One of the best things other than its perfect location, exceptional cleanliness and the boutique Thai-Lanna atmosphere is the staff. Their services are very attentive and professional. They also serve good multinational breakfast with 3 options you can choose. The room is clean and well-decorated with excellent utilization of space. Final verdict: highly recommended.

Nice place and easily accessible. Rooms are comfortable, however rooms are not sound proof so listening to music or watching movie late night is difficult. Breakfast is not buffet type so limited options but is tasty.

Outdated, dusty hotel, but in a prime location! ➕️ YES: The hotel's location is amazing, literally in the heart of one of Chiang Mai's trendiest areas. The room size is acceptable, though rather small, but we didn't expect a larger one for this price. The staff is nice and efficient. There were definitely some minor issues we raised and they tried to fix, but nothing alarming. ➖️ NOPE: The room's style is definitely outdated, to say the least. But the worst part is a constant, strange smell of old wood and mustiness. This smell kept me awake for the first two nights; I felt like I was suffocating. The fact that the only tiny room's window cannot be opened did not help. Indeed, a large, extremely dirty (simply rub a tissue against it to see the magic) irremovable plastic panel separates the inside from the outside. The room's design is very poorly done, and the entire hotel deserves a serious update. There is no parking, per se. Just two spaces that are often occupied by two large cars–so it's hard to park your motorcycle.
