Clean bright modern Having stayed In a lot of b&bs in Keswick this was by far the best. Prime location. Excellent first impressions and immaculatey clean and bright rooms throughout. Rosie and Andy were perfect hosts and catered for all dietary requirements. Breakfast.....WOW it was absolutely amazing with some fantastic home made foods and home made bread. A culinary delight. Extremely attentive helpful people. The Location really put the tin hat on it with its quiet spot close to the lake so not disturbed but closer enough to get to the town within 3 minutes. Would i recommend staying here......ABSOLUTELY. I can't wait for our next stay

Very friendly and welcoming staff, the room was very clean and a comfy bed, we definitely recomed the stay and we will be staying at Rooms 36 again.

Wonderful large clean rooms with equally nice en-suite. My only criticism is that although there were tea and coffee making facilities in the room the milk was kept downstairs, so in our case that was down two flights of stairs!!! FYI people don't want to leave their hotel room to get milk for a cup of tea. Get some single portion cartons of long life milk like EVERY other place I have ever stayed.
