Roppongi Hotel S

Highly Recommend this property - Our room was "American" sized, plenty of space to put luggage and clothes with 2 closets. The bathroom was large [included a washer/dryer] and the shower/bath area was huge. Bedding was light and comfortable, the AC worked perfect, and it was nice to be able to open the windows in the evening to let the breeze in.

This is a 6-story, ~47-room boutique hotel tucked under an 8-story residential building. (So don't get misled by the exterior photo.) The premium rooms on the 6th floor are roomier than those on typical floors. They have higher ceilings, larger baths and some even have in-room laundry machines. So they are worth considering for longer stays. The hotel is within walking distance to the Roppongi Hills shopping, dining and entertainment complex. The Roppongi subway and bus stops are nearby. The front office staff is friendly and helpful. Rooms are cleaned and linens are replaced daily. However, the rooms are tight and closet space precious; shelving space for toiletries in the bathrooms are woefully inadequate, and details are in general not well thought-out. For instance, there is no exhaust in the bath/shower room, creating a humid environment that is not great for a sealed space; the bathroom walls are not tiled, only sealed with waterproof paint that is already cracking; the medicine cabinet above the sink juts out so much that you have to duck under it to brush your teeth or wash your face; the wood platform that supports the mattress juts out with sharp corners that both my wife and I bumped our ankles against, much to our chagrin. Breakfast is truly so-so. In summary, it's a well-located 3-star hotel with adequate facilities that could be improved with closer attention to design details.

We do not recommend this hotel. We gave our clothes to be washed through their laundry service, but they were returned still dirty. When we complained, the hotel refused to refund us, saying they had already paid the laundry company. We believe the hotel should take responsibility for services they offer to guests. This experience was very disappointing. We have been in many 4 star and 5 star hotel and the breakfast is very dissappointing as well.
