Stayed at the Villas in July 2025. Overall it was a good resort but there is definitely room for improvement. We stayed in a 4-bedroom (4 adults, 3 kids). It was nice to have that much space. However, there is only seating for 4-5 in the living room…..others had to sit at the dining table. The a/c didn’t work properly and we had to call maintenance. Even after that it only kept the upstairs area comfortable and then downstairs was warm. They also have a sign on the thermostat saying not to set it below 72 degrees. It’s Florida in July?!?!!! We were put in the very back of the “resort”……. a long way from the pool area so you had to drive every time you wanted to go to the pool. The complex is difficult to get around in to find your way to where you’re staying. No signage (other than street signs)…..very easy to get lost. IMPORTANT: if you are used to staying at a true “resort”, be aware that this is NOT. The resort complex is very large and this is a place where people live…..not just vacation at. I prefer the true resort over just renting a townhouse-type place where there are permanent residents. The staff was fairly friendly except it always felt like the pool staff was watching your every move and just waiting for you to do something wrong….it was a little weird. One of the pools was closed for refurbishment. This complex is way too big to just have 2 pools and a lazy river, and then having one closed made it worse. The pool/lazy river was way too overcrowded. Be prepared to pay extra for everything…..including the daily activities for kids. $5 to decorate a cheap dollar store fan and the kids had to be careful to not use many decorations so that others kids would have some later on. Food was decent in the restaurant and drinks were expensive. $12 for a pina colada that they poured out of a carton into a blender of ice. Also…..they automatically add a 15% gratuity onto everything!! Most resorts have pool towels in the room. Here, you are given a “towel card” that you have to present at the towel stand by the pool and they give it back yo you when you turn in your used towel. Don’t lose that card though or you will be charged $10 for it when you check out, The villa we stayed in needs to have new furnishings……rather outdated. Nice to have a full kitchen though. They have rules about garbage, but nice to have a receptacle outside your patio door that they empty everyday. There was a stacking washer and dryer in our villa, which was nice, but it is very small. You can do about 4-5 pieces of clothing at a time. The only things provided in the kitchen were 1 small bottle of liquid dish soap and 4 dishwasher packs. No coffee, no creamer. 2 rolls of paper towels and each bathroom (there were 4) had 2 rolls of toilet paper, and they give you one package of powdered laundry soap. Kitchen was well stocked with utensils, pots, pans, baking sheets (but had to be covered with foil to use….they had been well-used), plates, glasses, etc. There was a small pantry area as well. Would I stay here again? If I had a large group where we needed several bedrooms, yes. If it were just my husband and I, then no. We have stayed at far nicer resorts for less money.
We bought a timeshare with Villas at Regal Palms, believing it would offer exclusivity and luxury, but it’s been nothing but a letdown. Instead of a high-end resort, we’re stuck next to permanent residents and dealing with rundown facilities. The unit has had ongoing pest issues—raccoons, for example—that still haven’t been addressed after we made multiple complaints. This isn’t the luxury experience we were promised or paid for. On top of that, maintenance fees have exploded over the years, going from $700 to $1,700 annually since 2008. And for what? The furniture is still the same, there haven’t been any updates, and basic upkeep is ignored. Meanwhile, vacation rentals like VRBO offer better options for less money, with no strings attached. Yet here we are, forced to pay $1,700 (and climbing) whether we use the unit or not. Villas at Regal Palms failed to deliver on the promises they made when we purchased this timeshare. There’s no exclusivity, no upgrades, and no value. It’s clear their priority is profit, even though they say its not. They clearly aren’t spending this on caring for their resorts. Unless you like spending a lot of money to be disappointed, don’t go near this resort. When we brought all the above, and more, up to management, they have so far ignored us completely.
Mouldy carpets and cockroaches. Old and outdated. There is nothing “luxury” about this place. It’s where regular people live and it’s far from what it’s hyped to be as a timeshare. Felt like a prison. We were about a mile away from the pool. You definitely need a vehicle because there’s no way you can walk from where we were located. Nothing was nearby. It was very far from all the attractions that we tried to visit. The squirrels were hyper active too. Climbing the patio door and scratching it. It was not safe to go out and enjoy the yard with kids, because we thought maybe some of the squirrels had rabies. This place was a dump.
